How Many Estate Agent Boards Does Your Branch Need?

Thursday, August 27, 2026

It is a question that comes up more often than you might expect, and it is one worth thinking through carefully. Order too few boards and you risk delays getting properties marketed, missing instruction opportunities or scrambling to fulfil board requirements at short notice. Order too many and you tie up budget in stock that sits in a storeroom doing nothing.

For estate agents looking to manage their signage supply efficiently, finding the right number is a practical business decision, not just a logistical one. At Kremer Signs, we have been working with agents across the UK since 1985, and this is a question we are well placed to help you answer.

Start With Your Average Number of Live Instructions

The most reliable starting point is your current pipeline. Look at how many properties your branch typically has on the market at any one time. This gives you a baseline figure for how many boards need to be out in the field on any given day.

From there, factor in your churn rate. If you are regularly winning new instructions and boards are being erected and retrieved on a regular cycle, you will need a buffer above your live instruction count to avoid gaps. A general rule of thumb used by many established agents is to hold stock equivalent to roughly 20 to 30 per cent above your average live figure, giving you room to move quickly when new properties come to market.

Account for Different Board Formats

Not every instruction requires the same board type. A residential sales listing in a suburban street may call for a standard for sale board, whilst a rural property, a new build or a premium instruction might require something quite different in terms of size, format or finish.

If your branch handles both sales and lettings, you will need adequate stock across both board types. Sold slips and let agreed additions also need factoring in, as these extend the life of a board at a property and should always be available without delay. Reviewing the full board types available ensures you are specifying the right formats for your market and not simply defaulting to one size for everything.

Factor in Seasonal Fluctuations

The property market does not move at a constant pace throughout the year. Spring and early autumn typically see heightened activity, with more instructions coming to market and greater competition between agencies. Planning your board stock around these peaks means placing orders ahead of time rather than reacting to demand once it has already arrived.

Agents who treat board stock as a year-round operational consideration, rather than something to think about only when supplies run low, tend to find the process far less disruptive to their day-to-day business.

Posts, Fittings and Supporting Hardware

Board quantities are only part of the picture. Posts, fittings and installation hardware all need to be considered alongside the boards themselves. Running short of posts whilst you have a stack of boards ready to go is a surprisingly common frustration, and one that is entirely avoidable with a little forward planning.

Kremer Signs supplies everything your branch needs as part of a complete signage solution, including boards, posts, fittings and associated hardware. Our estate agent boards range is designed to work as a cohesive system, so you are not piecing together components from multiple suppliers.

Think Beyond the Street

Whilst for sale and to let boards are the most visible part of your signage operation, your branch's overall presentation depends on more than what goes outside properties. Office signage, window displays and new homes site signage all contribute to how your agency is perceived by vendors and applicants alike.

Kremer Signs supports agents with the full picture, from the boards that go up outside individual properties through to the signage that represents your brand at branch level.

Work With a Supplier Who Understands the Industry

Getting board quantities right is easier when your supplier understands how estate agency actually works. As the UK's largest supplier of estate agency boards, with production facilities in Newbury, Bristol, Birmingham and Lincoln, Kremer Signs has the manufacturing capacity and sector knowledge to support branches of every size, whether you are a single office or a multi-branch network.
